Responsibilities

The Building Automation System (BAS) Technician will be primarily responsible for monitoring, operating, testing and performing preventive and corrective maintenance on the Building Automation System and its varying components. In this position, you will be expected to apply adjustments in the Building Automation System in response to tenant calls, work orders, alarms, monitor building status, and identifying fault conditions on the system(s). In addition, you will be expected to execute corrective actions, including but not limited to; troubleshooting, repair, replace, calibration, and programming adjustments to ensure proper operation of BAS system and its components. They will report to the BAS Manager or Lead under the Service Manager. They will hold potential for back shift rotation or duty hours and on-call status. This position is covered by the CBA for Industrial, Technical and Professional Employees Union, OPEIU Local 4873. CALL AND SITE COORDINATION:

  • Works with the Administrative team; Admin, PM, and service clerks, to log and identify problem areas in the building.
  • Assists other trades in the field in the active troubleshooting of systems.
  • Monitors system for alarms, provides reports and performs triage on system reports and performs triage on system messages.

SYSTEM OPERATIONS:

  • Monitors controlled systems for performance and problems.
  • Backs up application software and checks network integrity of control devices.
  • Debugs and simulates programs, checks calibration of hardware/software devices, configures parameters and tests control components and software.
  • Performs function check of all control systems and documents results.
  • Sets up alarms for optimal efficiency and response.
  • Repairs malfunctioning system components and installs new programming and/or components to accommodate new requirements for adequate facility operation.

SERVICE:

  • Responds to service calls by determining the problem, identifying the cause, and implementing a solution to address the issues.
  • Works with the Lead, SM, and LVM to recommend and develop a maintenance program for their system.
  • Identifies and implements long term service strategies.

PERFORMANCE QUALITY:

  • Able to work independently to perform all work in accordance with contract documents and applicable company standards.
  • Performs work to meet the required response times and to facilitate others to meet response times.
  • Develops and maintains procedures and check lists for the execution of service calls, system routine maintenance and commissioning tasks to maintain consistency and completeness of the work.

COMMUNICATIONS:

  • Keeps the Administrative team, leads, and management informed of questions, progress, information needs, and discrepancies in system and other issues impacting the operation of the building and comfort of occupants.
  • Initiates follow up action to secure needed responses in a timely manner.
  • Uses real time judgement to escalate building issues to the proper entities.

Additional:

  • Record and report all faults, deficiencies, and other unusual occurrences. Respond to emergency situations and perform any and all tasks necessary for the protection of occupants and property
  • Perform Laboratory, Data Center, or mission critical environment maintenance activities to ensure appropriate IAC.
  • Operate and maintain critical systems such as HVAC, CRAC units, life safety and building automated systems, and utility systems.
  • Knowledgeable on the use and operation of BAS systems for the control of equipment, monitoring facility conditions, and capture/trending of data for analysis and to support energy modeling.
  • Knowledge and use of Electrical Safety Precautions and Arc Flash requirements.
  • Proper use of PPE

Qualifications

  • High school diploma with 6+ years of experience.
  • Vocational school or associate degree in a technical trade preferred.
  • Three years BAS monitoring and DDC controls experience within the building controls industry.
  • Ability to read and interpret technical documentation including sequence of operations, technical product literature, programming manuals and specifications.
  • Ability to troubleshoot basic communications wiring, control logic wiring and end devices.
  • Knowledge of building mechanical and electrical equipment functions and use, HVAC systems controls applications, and relevant hardware and software products.
  • Knowledge of commonly used networks and network topologies.
  • Ability to work at a computer terminal with mouse and keyboard for extended periods.
  • Ability to work safely in close proximity to exposed line voltage and low voltage wiring and terminations.
  • Good customer communication skills.

Preferable qualifications:

  • Experience with Schneider Electric, SmartStruxure and EcoStruxure Controls Platforms and devices.
  • Experience with INET-7 Controls Platforms and devices.
  • Experience with Distech Controls Platforms and devices.
  • Experience with Niagara Controls Platforms and devices.
  • Factory training certifications on the above systems.

Abilities

  • The position requires the ability to lift, carry, and move objects weighing up to [50 pounds] on a regular basis. Candidates must demonstrate physical strength and stamina to perform various tasks, including but not limited to, loading, and unloading, operating equipment, and assisting in the transportation of various materials. Proper lifting techniques and safety protocols must be followed to ensure personal and team safety.
  • Relocates a 12 foot stepladder without assistance.
  • Works at various heights up to 60 feet and can climb and maintain balance on scaffolds, aerial lifts, catwalks and all types of ladders.
  • Walks, climbs, lifts, squats, crawls, kneels, pushes, pulls and reaches overhead on a routine and repetitive basis.
  • Possess good vision (may be corrected vision), the ability to see in color, and the ability to hear and communicate in English.
  • May use a standard ladder without exceeding the weight limit while carrying tools.
  • Tell when something is wrong or is likely to go wrong. It does not involve solving the problem, only recognizing there is a problem.
  • Apply general rules to specific problems to produce answers that make sense.
