Senior Facility Site Accessor

The Building People, LLC, has a position open for a Senior Facility Site Accessor with an active Secret Clearance to support a federal client at a secure campus in Washington, DC. The ideal candidate is a well-rounded mechanical engineering professional with experience in building mechanical systems, facility condition assessments, energy assessments, building automation systems, cost estimating, and facility asset lifecycle management. This role requires strong technical judgment, quality-control discipline, clear written and verbal communication, and the ability to work independently while coordinating closely with management, stakeholders, and multidisciplinary project teams, and will support our DoW, DHS, VA, and GSA portfolio.

Key Responsibilities:

• Coordinate and conduct inventories and condition assessments of building and infrastructure components across a variety of facility and infrastructure types, with emphasis on mechanical, electrical, and plumbing (MEP) systems.
• Identify, classify, and document deficient conditions for systems, subsystems, and components, and provide written narratives describing their general condition.
• Apply professional knowledge and judgment to recommend corrective actions for identified deficiencies in sufficient detail to support repair, renewal, modernization, lifecycle planning, and cost estimates.
• Exercise independent judgment and perform quality control of field surveys, data input, assessment findings, and report output.
• Independently schedule and lead regular communications with the management team regarding project schedules, progress, risks, findings, and status.
• Coordinate and prepare facility assessment and audit findings reports, including reports for standard and non-standard energy assessments.
• Review live Building Automation Systems (BAS) for performance information and extract, interpret, and document data relevant to energy assessments and mechanical system optimization.
• Review cost estimates produced by costing software and current cost databases; recommend and document database modifications based on collected real-world cost data and information.
• Apply engineering design, energy-management, and Facility Asset Management (FAM) lifecycle principles to define parameters for ongoing asset-performance technology and services development.
• Remain current in MEP building trades, including emerging technologies, systems innovations, applicable standards, codes, and industry terminology.
• Prepare training materials and conduct training sessions for team members on building mechanical systems, including HVAC, plumbing, and fire protection systems.
• Assist team members with the identification, classification, and assessment of building MEP systems and their components.
• Coordinate with government stakeholders, facility managers, contractors, and project teams to translate operational needs and field findings into actionable engineering solutions.
• Report to the secure federal campus in Washington, DC, as required to conduct field investigations, validate existing conditions, participate in meetings, and support project execution.
• Travel at least 50% to support facility surveys, assessments, audits, training, and project coordination.

Required Qualifications

• Active Secret Clearance.
• Bachelor's degree in Architectural Engineering or Mechanical Engineering.
• Ten or more years of relevant building construction industry experience, such as building mechanical systems design, mechanical contractor project management or superintendent work, design-build engineering, or general contractor MEP coordination.
• Demonstrated experience supporting federal facility condition assessments, engineering evaluations, asset management, or capital-planning programs, including work in secure or mission-critical environments.
• Experience using the U.S. Army Corps of Engineers Construction Engineering Research Laboratory (CERL) Sustainment Management System (SMS), including BUILDER, for facility condition assessment, asset inventory, data entry, quality control, and lifecycle or capital-investment planning.
• Broad working knowledge of HVAC, plumbing, fire protection, controls, energy management, facility infrastructure, and related mechanical systems.
• Experience conducting facility condition assessments, engineering evaluations, technical reviews, cost-estimate reviews, technical writing, and stakeholder coordination.
• Ability to work independently, exercise sound professional judgment, lead recurring project communications, and perform quality control of technical deliverables.
• Ability and willingness to report to a secure federal campus in Washington, DC, and travel at least 50% in support of project requirements.

Preferred Qualifications

• Professional Engineer (PE) license.
• ASHRAE certification, such as BEAP, BEMP, or BCxP, or AEE certification, such as CEM, CEA, EEP, CEP, BESA, or CBCP.
• Advanced knowledge of Microsoft Excel and Word, including Visual Basic for Applications (VBA).
• Working knowledge of Building Automation Systems (BAS), direct digital controls, energy-management platforms, and mechanical system optimization.
• Experience conducting facility condition and energy assessments and developing capital-improvement recommendations for federal or mission-critical facilities.
