Join our team as a Maintenance Technician at Modello Homes! Gorman & Company is looking for a Maintenance Technician to join the team at Modello Homes, a 100-unit affordable housing community featuring LIHTC and Project-Based Voucher (PBV) programs. This is a hands-on opportunity for someone who takes pride in maintaining a safe, clean, and welcoming community. You'll help keep apartments, common areas, building systems, and grounds in great condition while providing responsive service to residents. What You'll Do
Complete routine maintenance and repairs in apartments and common areas, including basic plumbing, electrical, appliance, and building repairs. Respond promptly to resident service requests and maintenance emergencies, communicating updates and escalating issues when additional support is needed. Prepare vacant apartments for new residents by completing make-ready repairs, cleaning, inspections, and other turnover tasks to ensure units are ready for move-in. Conduct daily property walks and routine inspections of apartments, buildings, common areas, grounds, and pool areas to identify maintenance, safety, cleanliness, and curb appeal needs. Maintain the overall appearance of the property, including cleaning common areas, removing trash, picking up debris, maintaining grounds, and completing seasonal cleanup and weather preparation. Coordinate with vendors and contractors as needed and maintain accurate inventory of tools, equipment, cleaning supplies, and maintenance materials. Follow all company policies, safety standards, OSHA requirements, and property procedures while properly maintaining and storing tools, equipment, supplies, and vehicles. Provide excellent customer service to residents and team members while communicating property concerns, potential liabilities, and maintenance needs to the Property Manager or Area Maintenance Supervisor. Participate in team meetings, training, safety activities, and an on-call rotation for after-hours emergencies.
What You'll Bring
At least one year of experience in property management maintenance, building maintenance, or a related trade. Working knowledge of basic plumbing, electrical, appliance, and general building repairs. HVAC EPA Type II or Universal certification preferred. CPO certification preferred; if hired without CPO certification, the certification must be obtained within 90 days of hire. Strong customer service and interpersonal skills with the ability to work professionally with residents, vendors, and team members. Strong attention to detail, organization, time management, and problem-solving skills. General computer skills and the ability to use mobile devices and property management systems. Ability to work independently, prioritize tasks, and respond effectively to maintenance needs and emergencies. Valid driver's license, automobile insurance, and a motor vehicle record that meets company insurance requirements. Ability to participate in an on-call rotation and work occasional evenings, weekends, and holidays based on property needs. Ability to perform hands-on maintenance, cleaning, and groundskeeping duties, including lifting up to 50 pounds and working indoors and outdoors in varying weather conditions.
