Join our team as a Senior Maintenance Technician serving Paradise Point, Blue Water & Wet Net!

Gorman & Company is looking for an experienced Senior Maintenance Technician to support three affordable housing communities in the Florida Keys: Paradise Point in Key Largo, Blue Water in Tavernier, and Wet Net in Islamorada. Paradise Point is a 42-unit senior housing community featuring LIHTC and Project-Based Voucher (PBV) units, while Blue Water and Wet Net are each 36-unit LIHTC communities. This is a hands-on role for a skilled maintenance professional who takes pride in keeping properties safe, clean, functional, and welcoming for residents.

What You'll Do

  • Provide hands-on maintenance support across all three communities, diagnosing and completing repairs involving electrical, plumbing, HVAC, appliances, carpentry, drywall, exterior structures, and pool systems.

  • Coordinate apartment make-readies, ensuring vacant units are repaired, cleaned, inspected, and fully prepared for new residents according to established timelines and checklists.

  • Respond promptly to resident service requests and maintenance emergencies, using property management software to track work orders and communicate status updates.

  • Conduct regular inspections of apartments, buildings, common areas, grounds, and pool areas to identify maintenance, safety, cleanliness, and curb appeal needs.

  • Coordinate with and oversee vendors and contractors, ensuring work is completed safely, correctly, efficiently, and according to property standards.

  • Maintain property grounds and common areas, including trash removal, cleaning, seasonal maintenance, landscaping-related tasks, and preparation for changing weather conditions.

  • Maintain tools, equipment, vehicles, supplies, and inventory while following company, OSHA, safety, and compliance requirements.

  • Provide guidance and support to maintenance team members and supervise contractor work when the Area Maintenance Supervisor is unavailable.

  • Communicate property conditions, potential liabilities, repair needs, and operational concerns to the Property Manager or Area Maintenance Supervisor.

  • Provide exceptional customer service to residents, vendors, and team members while participating in safety meetings, training, and an on-call rotation for after-hours emergencies.

What You'll Bring

  • At least three years of experience in property management maintenance, building maintenance, or a related skilled trade.

  • Strong technical knowledge and hands-on experience with electrical, plumbing, HVAC, appliances, carpentry, drywall, exterior repairs, and pool maintenance.

  • EPA Type II or Universal HVAC certification required.

  • Certified Pool Operator (CPO) certification required.

  • Strong troubleshooting, problem-solving, organizational, and time-management skills.

  • Ability to work independently, prioritize multiple maintenance needs, and respond effectively to emergencies.

  • Excellent customer service and interpersonal skills, including the ability to handle challenging resident situations professionally.

  • General computer skills and the ability to use mobile devices and property management software; RealPage experience is a plus.

  • Valid driver's license, automobile insurance, and a motor vehicle record that meets company insurance requirements.

  • Ability to travel between Key Largo, Tavernier, and Islamorada as needed to support the communities.

  • Ability to participate in an on-call rotation and work occasional evenings, weekends, and holidays based on property needs.

  • Ability to perform hands-on maintenance and groundskeeping work, including lifting up to 50 pounds and working indoors and outdoors in varying weather conditions.
