Summary of Position Functions
The Sr. Project Developer III is responsible for the collection of information from the design requirements for a building project by interacting with clients to identify project specifications and budgets. Utilizing programming information, the Sr. Project Developer III produces schematic designs and floor plans that depict the scope of work for facility improvements that meet the requirements of the client. The Sr. Project Developer III is responsible for the transfer of project information and ideas to building design consultants as they supervise the production of construction documents.
Essential Position Functions
- Prepares and presents a preliminary cost estimate for the general construction improvement measures that addresses customer needs.
- Develops detailed general construction Scopes of Work, Specifications and Preliminary Implementation Schedules.
- Assists the Veregy Account Manager with the compilation of the final proposal document and prepare presentation drawings/renderings as necessary for the RFP Response and potential interview.
- Builds and maintains strong relationships with owners, architects, engineers, project team, and subcontractors.
- Communicates regularly with all team members regarding project development progress, open and closed tasks and issues.
- Conducts facility walk-thrus to identify/verify preliminary scope items.
- Develops conceptual floor plans and elevation drawings for presentations to owners.
- Updates the development timeline, budget and project development control index.
- Assembles schematic/design development packages for transfer to third-party architects.
- Participates in final turnover meetings with the development and operations teams.

Supervisory Responsibilities
Education and Qualifications

- Bachelors or Master's Degree (M.A.) or equivalent; or 20 plus years' related experience and/or training; or equivalent combination of education and experience.
- 15 plus years' establishing and maintaining development and construction budgets.
- 15 plus years' experience in Performance Contracting.
Knowledge, Skills, and Abilities
- Proficiency in MS Office and RSMeans estimating.
- Proficiency in BIM or scheduling software a plus.
- Demonstrated success in working effectively with subcontractor market and A/E teams.
- Demonstrated ability to take a leadership role on estimating projects from start to finish.
- Knowledge of Veregy's services and processes is required which can be obtained through intellect, technical inclination, and dedication to gain such knowledge.
- Advanced knowledge of various operating systems, software products (e.g. MS Office, etc.), is required.
- Computer software proficiency including Microsoft Project, Viewpoint, RS Means, Trimble Estimating and / or other job-related hardware and software applications that may be required.
- Ability to work independently and efficiently manage time / workload.
- Ability to read, analyze, and interpret financial reports, business, professional, and technical documents.
- Ability to effectively respond to common inquiries or complaints from customers and staff.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to write presentations, articles, routine reports, proposals, and correspondence.
- Ability to calculate figures and amounts such as discounts and percentages.
- Ability to define problems, collect data, establish facts, and draw valid conclusions.
- Ability to interpret an extensive variety of instructions and deal with several abstract and concrete variables.
- Ability to prioritize tasks and tactfully negotiate priority with end users.
- Ability to work under deadline pressure and extra hours if needed.
