OCCUPATIONAL SUMMARY: Perform repairs and preventive maintenance on systems including plumbing, electrical, heating, refrigeration, general A/C, carpentry, masonry, paint and glass. WORK PERFORMED: * Clean mechanical rooms, pick up and deliver parts. * Assist other mechanics as required/directed. * Perform other related duties incidental to the work herein. * Perform basic calculations and conversions. * Perform basic maintenance tasks given by higher level mechanic and/or supervisor. * Use hand and power tools associated with the trade. * Perform basic maintenance repairs on systems including electrical, plumbing, HVAC, carpentry, masonry, paint and glass. * Ability to fill out paperwork including but not limited to work orders, inventory and preventive maintenance forms. * Perform preventive maintenance and troubleshoot buildings and components. * Maintenance and repair of plumbing fixtures and components including but not limited to faucets, water coolers, urinals, commodes and automatic flush valves. * Perform preventive maintenance and repair of window appliances. * Maintenance and repair of electrical components including but not limited to receptacles, switches, lighting fixtures and lighting ballasts. * Perform preventive maintenance and repair of door closures, locks, panic bars and piano hinges. * Maintenance and repair of various woods, materials, fasteners and adhesives. * Maintenance and repair of windows, skylights, exterior doors, weather-stripping and locksets. * Use electrical test equipment in maintenance of electrical systems. * Maintenance and troubleshoot fuses and circuit breakers. * Maintenance and repair of various types of lamps and lighting fixtures. * Select and properly use lubrication in maintenance of equipment. * Mix and apply mortar when required. * Apply paints and coatings using brushing and rolling techniques. * Maintenance and repair of plastic piping and fittings used in the plumbing trade. * Installation and maintenance of various types of doors and hardware. * Installation and maintenance of various types of interior trim for windows, doors, floors and ceilings. * Identify and repair common problems associated with concrete. * Maintenance and repair of commercial, industrial and residential wiring. * Installation, maintenance and repair of incandescent, fluorescent and HID lamps including ballasts and components. * Installation, maintenance and repair of grout and other types of reinforcement. * Apply sealants and fillers. * Identify and correct common problems associated with painting. * Analyze/troubleshoot maintenance and repair of copper piping and fittings. * Maintenance and repair of various types of plumbing fixtures and faucets. SKILLS: * Basic knowledge of workplace safety including PPE use and reaction to emergencies and accidents. * Ability to use mathematics including addition, subtraction, multiplication, division, and conversion tables. * Identify and safely use hand and power tools associated with the trade. * Understanding of blueprint basics. * Basic knowledge of the carpentry trade. * Use of hand and power tools used in the carpentry trade. * Basic knowledge of concrete construction terms, tools and techniques. * Ability to apply electrical safety rules and regulations along with OSHA-mandated lockout/tagout procedures. * Knowledge of electrical concepts including Ohm's Law, voltages, resistance, and electric power equations. * Basic knowledge of heating, ventilation and air conditioning. * Use hand and power tools used in the HVAC trade. * Basic knowledge of the methods and procedures used in masonry including laying brick and block, using mortar and constructing courses. * Identify types and conditions of surfaces including wood, metal, masonry/concrete, plaster/drywall and synthetic substrates. * Use of tools, materials and methods used for cleaning, repairing and penetrating surfaces in preparation for coating. * Basic knowledge of the plumbing trade. * Use hand and power tools used in the plumbing trade. * Ability to identify, maintain and repair various woods, materials, fasteners and adhesives. * Ability to maintain and repair windows, skylights, exterior doors, weather-stripping and locksets. * Use electrical test equipment. * Ability to maintain and troubleshoot fuses and circuit breakers. * Ability to maintain and repair different kinds of lamps and lighting fixtures. * Knowledge of basic principles of heat transfer, refrigeration and pressure-temperature relationships including the components and accessories used in air conditioning. * Knowledge of heating fundamentals as well as types and designs of furnaces. * Identify types, sizes and uses of insulation. * Ability to select and properly use lubrication in maintenance of equipment. * Ability to mix and apply mortar when required. * Knowledge of paints and coatings. * Ability to apply paints and coatings using brushing and rolling techniques. * Ability to maintain and repair plastic piping and fittings used in the plumbing trade. * Ability to install and maintain various types of doors and hardware. * Ability to install and maintain various types of interior trim for windows, doors, floors and ceilings. * Ability to identify and repair common problems associated with concrete. * Basic knowledge of the National Electrical Code. * Ability to maintain and repair commercial, industrial and residential wiring. * Ability to install, maintain and repair incandescent, fluorescent and HID lamps including ballasts and components. * Identify gaskets, seals, belt drives, bearings and couplings associated with HVAC equipment. * Ability to install, maintain and repair grout and other types of reinforcement. * Ability to apply sealants and fillers. * Ability to identify and correct common problems associated with painting. * Analyze/troubleshoot maintenance and repair of copper piping and fittings. * Ability to maintain and repair various types of plumbing fixtures and faucets. PREREQUISITES FOR THE NEXT LEVEL: * Knowledge of basic floor framing techniques. * Knowledge of the installation of suspended ceilings. * Knowledge of methods of making electrical terminations and splices. * Knowledge of various types of electrical wiring devices. * Knowledge of control circuit troubleshooting including testing, operation and adjustment of conventional and electronic t'stats. * Knowledge of various types of gaskets, packing and o-rings. * Knowledge of repair and restoration of masonry structures. * Knowledge of various types and uses of chemical cleaners and strippers. * Knowledge of drain, waste, and vent (DWV) systems. * Knowledge of various types of valves and repair and replacement. * Knowledge of the installation of drywall. * Knowledge of finishing and repairing drywall. * Knowledge of electrical contractors and relays. * Knowledge of the components, installation and use of instruments in air distribution systems. * Knowledge of the servicing of plumbing fixtures, valves and faucets. * Knowledge of oxyfuel cutting techniques and equipment. * Satisfy training requirements for GMM, Level 7. * Six years of experience as a General Maintenance Apprentice or an equivalent combination of relevant education and/or experience. * Receive training on Microsoft Office software. * Obtain pool and spa certification. Minimum Requirements Education Work requires an educational background normally acquired through a high school education with course work inskilled crafts, or an equivalent combination of relevant education and/or experience. Possess a valid North Carolina driver's license. Received training on knowledge of general OSHA standards. Received training on use of portable fire extinguisher. Received training on hazardous waste awareness. Received training on OSHA standards for lockout/tag out procedures. Received training on fire safety. Received training on fall protection. Received training on blueprint reading. Satisfied testing requirements of 'Wheels of Learning' Curriculum for GMM, Level 6.
