The Maintenance Technician is responsible for performing work involving the skills of two or more maintenance or craft occupations to keep machines, mechanical equipment, or the structure of an establishment in repair. Duties may involve pipe fitting, boiler making, insulating, welding, machining, carpentry, repairing electrical or mechanical equipment, installing, aligning, and balancing new equipment and repairing buildings, floors or stairs.  Uses tools ranging from common hand and power tools, such as hammers, hoists, saws, drills, and wrenches, to precision measuring instruments and electrical and electronic testing devicesPerforms routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorateInspects, operates, or tests machinery or equipment to diagnose machine malfunctionsDiagnoses mechanical problems and determines how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessaryAssembles, installs, or repairs wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipmentInspects drives, motors, and belts, checks fluid levels, replaces filters, or performs routine maintenance actions, following checklistsCleans or lubricates shafts, bearings, gears, or other parts of machineryAdjusts functional parts of devices or control instruments, using hand tools, levels, plumb bobs, or straightedgesRepairs or replaces defective equipment parts, using hand tools and power tools, and reassembles equipmentRecords type and cost of maintenance or repair workMaintains and repairs specialized equipment and machineryDismantles devices to access and removes defective parts, using hoists, cranes, hand tools, and power toolsPlans and lays out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagramsOperates cutting torches or welding equipment to cut or join metal partsPaints or repairs roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building structuresProvides grounds keeping services, such as landscaping and snow removal, as neededPerforms general cleaning of buildings or propertiesTests and treats water supply, as neededSets up and operates machine tools to repair or fabricate machine parts, jigs, fixtures, or toolsAligns and balances new equipment after installationInspect used parts to determine changes in dimensional requirements using appropriate measuring instrumentsAssists in training maintenance personnel and subcontractorsFabricates or repairs counters, benches, partitions, or other wooden structures, such as sheds or outbuildingsGrinds and reseats valves using appropriate toolsLays brick to repair or maintain buildings, walls, arches, or other structuresAssembles boilers at installation sites, using tools such as levels, plumb bobs, hammers, torches, or other hand toolsPerforms routine maintenance on boilers, such as replacing burners or hoses, installing replacement parts, or reinforcing structural weaknesses to ensure optimal boiler efficiencyInstalls equipment to improve the energy or operational efficiency of residential or commercial buildingsPositions, attaches, or blows insulating materials to prevent energy losses from buildings, pipes, or other structures or objectsResponsible for the inventory, management and oversight of supplies, equipment and recordsIn addition to regular work schedule must be available for on-call dutyPerforms all other duties as assigned or directed Competency Statement(s)

 Education: High School Graduate or General Education Degree (GED): RequiredExperience: A proven and demonstrated history of three (3) or more years in a similar position within the maintenance fieldComputer Skills: Must possess basic computer skillsCertifications & Licenses: Must possess a valid driver's license; Technical certificates in mechanical, electrical, carpentry or HVAC preferred; Must obtain and maintain mandatory, state and federal requirements and certifications for practice or occupationOther Requirements: Must be available for on-call duty; Must be able to read, write, understand and speak the English language; Must be able to work with elderly residents, families, other health care staff members and outside vendors; Must be able to adhere to all terms and conditions set forth in the United Church Homes Employee Handbook We're an equal opportunity employer.
