Ryan Companies US, Inc. has an immediate career opportunity for a full time Chief Engineer to join our building services team in Minneapolis to lead the maintenance engineering and mechanical functions of a luxury high-rise condominium building located in downtown Minneapolis. This property offers growing opportunities to expand your knowledge and skills through the hands-on experience of operating and maintaining high-rise mechanical systems serving multiple components of the property.

Some things you can expect to do:

  • Manage maintenance schedules

  • Manage supporting maintenance staff

  • Manage vendors and vendor relationships

  • Manage and maintain the pool and pool equipment

  • Obtain and manage budgets and support capital planning efforts

  • Perform routine preventative maintenance on building equipment and systems.

  • Process workorders, general repairs and adjustments to building systems, equipment and fixtures.

  • Operate chillers

  • Operate hot water boiler

  • Respond to tenant requests.

  • Coordinate and schedule services

To be successful in this role:

  • You will have excellent verbal communication skills and provide concierge level of service when interacting with building occupants.

  • Must have a two-year vocational degree or equivalent and at least 10 years of building services experience in a hospitality or commercial environment.

  • You will have a clear driving record, basic knowledge of computer applications, and ability to lift 100 lbs.

  • You must also be able to work from a ladder, work overhead, smell smoke and other chemicals and be able to work outside in a variety of weather conditions.

Candidate Requirements:

  • Two or four year technical degree or equivalent in building operations and equipment.

  • Minimum ten years' experience in commercial or industrial building operations.

  • Must have Universal EPA certification (refrigerant handling)

  • SMA, SMT AND LEED certification or equivalent preferred.

  • Formal supervisory training.

  • Ability to properly troubleshoot system failures and devise workable solutions.

  • Strong Microsoft Suite proficiency (Excel, Word, PowerPoint etc.).

You will really stand out if you have:

  • Chief Boiler Operator License

  • Pool Operator License

  • An HVAC technical degree.

  • Electrical, plumbing and building automation controls experience.

Eligibility:

  • Positions require verification of employment eligibility to work in the U.S.

Compensation:

The annual base salary is $87,000 - 110,000 per year. The salary may vary within the anticipated range based on factors such as the ultimate location of the position and the selected candidate's knowledge, skills and abilities.
