Job Summary

The Building Technician III is an advanced-level role responsible for performing complex maintenance, troubleshooting, and repair of building systems, including HVAC, plumbing, electrical, and energy management systems. This position provides leadership, technical training, and mentorship to junior technicians, while ensuring optimal building performance and client satisfaction.

Essential Duties

  • Performs advanced troubleshooting, diagnostics, and repairs on HVAC, plumbing, electrical, and other critical building systems.

  • Leads and executes preventive maintenance programs to extend equipment life and reduce downtime.

  • Installs, calibrates, and repairs complex building system components and controls.

  • Responds to high-priority service requests and emergency situations, providing rapid and effective solutions.

  • Serves as a subject matter expert (SME) and mentor to Building Technician I and II staff, providing on-the-job training and guidance.

  • Collaborates with management to recommend upgrades, replacements, or energy efficiency improvements.

  • Ensures accurate documentation of work performed in the computerized maintenance management system (CMMS).

  • Provides direct customer communication and technical explanations to ensure client satisfaction.

  • Monitors compliance with all safety standards, OSHA regulations, and TDIndustries policies.


Minimum Requirements

  • High School Diploma or GED required; trade school, technical certifications, or associate degree strongly preferred.

  • 5+ years of progressive building maintenance or mechanical systems experience.

  • Advanced knowledge of HVAC, plumbing, electrical, and building automation systems.

  • Strong troubleshooting and repair skills for complex building systems.

  • Proficiency with CMMS software and basic computer applications.

  • Excellent leadership, mentoring, and communication skills.

  • Ability to lift 50+ lbs., work in a variety of physical environments, and respond to emergency situations.

  • Valid driver's license required; applicable industry certifications (EPA, HVAC, electrical, etc.) highly preferred.
