Responsibilities
We are seeking a Vice President of Land that will oversee Acquisition and Development. In this role, you will:
- Identify specific acquisition opportunities that meet Division strategic goals, including new expansion markets.
- Direct the Land Acquisition Department including department operations, budgets, staff development and oversight.
- Locate, research, negotiate, purchase and oversee development of new locations; create market entrance strategies in expansion markets.
- Hire and supervise consultants in the research and analysis of land and lot opportunities.
- Oversee preparation and compilation of Land Committee packages.
- Supervise the preparation of acquisition feasibility packages including recommendations, analysis, and risk mitigation measures.
- Coordinate outside legal counsel, consultants, and internal staff in acquisition efforts.
- Prepare and negotiate letters of intent, purchase and sale contracts and other related legal documents.
- Direct due diligence for potential acquisitions.
- Prepare and/or review all acquisition and sales contracts as well as easements and partnership, development and governmental agreements.
- Review survey/title issues and other reports to determine liabilities of potential acquisitions.
- Act as a liaison with cities in feasibility, zoning, platting and development of property.
- Supervise land acquisition escrows and title work.
- Manage the preparation of joint development agreements (JDA's), agreements with municipalities and private utilities, CAWS, CAGRD applications and other such agreements, easements, licenses, and approvals necessary to allow a land deal to proceed.

Qualifications
Education and Experience:
- BA/BS degree in Real Estate Marketing, Finance, Construction Management, or Civil Engineering or related field required.
- Ten years of related experience; strong understanding of land acquisition and development.
- Supporting familiarity required in reimbursement agreements, purchase and sales contracts, entitlement issues, engineering and planning, and zoning issues.
- Strong management capabilities with experience in managing people, department operations, budget preparation and pro-forma management, and a track record of managing and growing a strong team.
- Technical Skills:
- Proficiency with Microsoft Office applications with advanced skills in Excel (running proformas, pipeline reports, and competitive analysis').
- Ability to create and implement work plans, prepare and analyze financial statements/documents, compose letters and acquisition packages.
