On-Site Property Manager - New York City
Salary: $160,000 - $180,000 per year

We are seeking an experienced On-Site Property Manager for a premier residential portfolio in New York City. This role offers the opportunity to oversee a range of high-quality residential properties, including co-ops, condos, and rental buildings. The ideal candidate is highly organized, customer-focused, and experienced in property operations, financial management, and team leadership.

Key Responsibilities:

  • Provide exceptional customer service by responding promptly to resident inquiries and resolving issues efficiently.

  • Supervise and manage on-site property staff, including Resident Managers and building superintendents, ensuring smooth daily operations.

  • Collaborate with on-site staff on labor-related issues, maintenance coordination, and emergency response.

  • Oversee monthly rent billing, collections, and preparation of financial statements.

  • Prepare monthly board packages, coordinate board meetings, and support board communications.

  • Manage vendor relationships, including contract negotiation, insurance verification, and service oversight.

  • Review and administer Alteration and Decorating Agreements, approving submittals as necessary.

  • Conduct on-site inspections to ensure property maintenance, safety, and compliance with house rules.

  • Ensure adherence to all local, state, and federal regulations affecting residential properties.

  • Support capital improvement projects such as facade renovations, elevator upgrades, HVAC system replacements, and other building enhancements.

  • Maintain knowledge of financial management, including budgeting, arrears, and capital project oversight.

  • Utilize property management software to track operations, financials, and resident communications.

Minimum Qualifications:

  • 3-5+ years of experience in residential property management.

  • Proficiency with property management software (e.g., accounting systems, resident portals).

  • Solid understanding of NYC local laws, Department of Buildings procedures, and governmental compliance requirements.

  • Experience managing capital improvement projects and building budgets.

  • Proficient in Microsoft Office Suite, Teams, and Outlook.

  • Excellent verbal and written communication skills.

  • Strong organizational skills and the ability to adapt to changing priorities.

  • the individual's skill sets, experience and training;
  • licensure and certification requirements;

With that said, as required by local law, Vaco by Highspring believes that the following salary range referenced above reasonably estimates the base compensation for an individual hired into this position in geographies that require salary range disclosure. The individual may also be eligible for discretionary bonuses.
