Primary Function of Organizational Unit
The Facilities Operations Unit reports directly to the Associate Vice Chancellor for Facilities Management and is responsible for the planning, repair, renovation and maintenance of all NCCU facilities.
Primary Purpose of Position
The primary purpose of this position is to maintenance shop in the repair and maintenance of the campus HVAC systems. Records and update complex repair plans; ensures maintenance plans are in place; performs routine inspections of all equipment. Plans overall work assignment for the unit; completes performance appraisals, and defines job duties. Train employees and arranges formal training as needed. Orders materials and tracks materials for workloads. Ensure shop operates within its budget. Position will maintain and repair existing HVAC equipment. analyze and diagnose trouble within the systems. Work with a multitude of items such as thermostats, electrical components, electric motors, piping, chillers, air handling units, pumps, cooling towers, piping, water heaters. Install or replace equipment and electronics for the HVAC systems. Install new systems and repair existing systems. Complete work orders requests and paperwork; |Complete reports for testing of equipment. Process and complete all paperwork as required for each job duty. Work on call shifts as scheduled. Provides oversight of contractors, i.e. inspection and verification to ensure work is completed according to plans and specifications. Provides assistance to project managers on an as need basis. Assist with repairs as needed.
Required Knowledge, Skills, and Abilities
Must be knowledgeable of HVAC, Refrigeration, and National Electrical Code and state and local regulations. Ability to interpret and communicate complex work projects from oral instructions, blueprints, and drawings. Ability to plan and layout work from rough sketches and oral instructions. Must possess the skills to use a variety of electrical metering devices and tools. Knowledge and skills in planning, supervising the work of others; knowledge of Banner or an equivalent system; knowledge of Microsoft Office Suite (Microsoft word and Excel); ability to monitor budget and expenditures; ability to work independently with little or no supervision; possess the initiative to see projects and assignments through to completion; ability to exercise judgment and discretion in problem solving. Must be available for weekends as needed to support university activities, i.e. commencement, convocations, games, etc.
Minimum Education/Experience
High school diploma or equivalency; or demonstrated possession of the competencies necessary to perform the work. Optional Guidelines: Experience in the Trade(s) areas related to the area of assignment may be substituted on a year-for-year basis.

Duties: Employee is responsible for maintaining the high level of safety standards within the unit. Routinely checks to assure employees are practicing prescribed safety procedures and regulations in the use of materials.

Duties
Analyze faults, defects and malfunctions within secondary electrical systems and control circuits, and effect appropriate corrective measures. Ability to provide oversight for project(s) and all related activities in that setting to include quality assurance and safety; ability to coordinate and manage facilities, equipment, supplies and related resources as necessary for the project; ability to monitor environmental risks, if any and quality control. Ability to establish a set of tasks and activities associated with an intended outcome and timeline. Ability to ensure actions are performed and/or implemented to achieve the results of the project.
Duties: Assign employees to specific jobs on a daily basis. Inspect ongoing work for conformance to codes, standards, and project requirements. give feedback and technical advice while coaching/counseling employees. Supervise maintenance shop employees and create daily schedules.
