Compensation: We offer our employees a competitive compensation and benefits package that reflects our organizational culture, mission, and core values. The salary range for this position is $59,092.00 - $62,487.00 per year.

The Assistant Property Manager - Exempt plays a key role in supporting the Property Manager to achieve the organization's goals while preserving the value of the property. This position is responsible for assisting with daily operations, resident relations, and administrative tasks to help ensure the overall efficiency and effectiveness of property management. This position requires prior experience with Low-Income Housing Tax Credit (LIHTC) programs, including processing annual recertifications and managing the tax credit compliance process.

Required: High School Diploma or Associate's degree in related field (Business Administration, Real Estate, or Public Administration preferred), or equivalent knowledge. 1+ year of related work experience in Property Management. LIHTC (Low Income Housing Tax Credit) certification is preferred.

Required License/Certification: Must possess and maintain a vehicle and a valid driver's license with an insurable driving record history to obtain and maintain employment. The vehicle should be safe and reliable (mileage will be reimbursed).

Schedule: Monday-Friday, 8:00 am - 4:30 pm (40 hours per week)

Expected Contributions:



  • Responsible for collecting rent, security deposits, and miscellaneous income on behalf of the property and keeping accurate files on all related documentation.
  • Ensures resident compliance with lease agreements and community rules by enforcing rent collection policies, invoicing for damages, late fees, and other charges, and issuing daily follow-ups on delinquent accounts and prepaid notices
  • Conducts unit inspections and showings, prepares lease packages, facilitates lease orientations and signings, and submits necessary documentation to DCHA, ensuring accurate and timely annual and interim certifications
  • Completes and manages Tax Credit move-in certifications and re-certifications promptly, sending reminder notices as needed, and ensuring income and asset calculations comply with SOME and industry standards
  • Processes rental applications and prepares move-in packets
  • Maintains accurate resident records in OneSite and Kwiktag.
  • Ensures compliance with SOME's documentation requirements and deadlines.
  • Manages work orders in Angus, tracking service order progress and addressing maintenance requests.
  • Oversees service agreements to ensure timely and efficient property management operations.
  • Conducts property inspections for both exterior and interior spaces, ensuring curb appeal, contract work compliance, and the timely completion of work orders. Coordinates with contractors and suppliers as needed to maintain regulatory and organizational compliance
  • Responds to resident inquiries and complaints, investigates disturbances or violations, and ensures timely conflict resolution while fostering strong resident relations


Financial Management & Compliance



  • Manages financial transactions, including rent collection, security deposits, and miscellaneous income, while maintaining accurate records.
  • Assists in the preparation of the annual operating budget.
  • Supports financial stability by implementing cost-saving measures and systems to maintain a low delinquency rate.
  • Manages the collection of rent, security deposits, and miscellaneous income, ensuring timely and accurate processing. Reviews scheduled billings and submits weekly cash receipt batches to the Property Accountant.
  • Handles legal matters, including filing court documents, attending scheduled court hearings, and managing the eviction process as necessary.
  • Approves and oversees all property management purchases, including supplies, equipment, and contracted services, ensuring cost-effectiveness and compliance with budgetary guidelines.
  • Prepares, reviews, and submits all reports, including monthly management and expense reports, ensuring accuracy and timely completion.
  • Manages compliance-related screenings and application reviews, overseeing lease package preparation, lease approvals with local housing agencies, apartment inspections, and the acquisition of housing assistance payment contracts


Knowledge, Skills & Abilities: .



  • Must be familiar with housing management, the Low Income Housing Tax Credit Program, HUD, the Public Housing program/DCHA, and comply with Fair Housing laws
  • Must possess strong organizational skills, outstanding customer service, and demonstrate the ability to work as a critical member of a team that is committed to building strong communities.
  • Proficient with Microsoft Word and Excel. OneSite/Yardi proficiency preferred.
  • Excellent verbal and written communication skills.
  • Self-motivated, detail-oriented, and patient.
