PURPOSE: This position is responsible for the preventative maintenance, service, testing and repairs on HVAC systems and related equipment, perform testing, maintenance and repairs to MOA building systems and life safety equipment, while providing a memorable shopping and entertainment experience. ESSENTIAL DUTIES AND RESPONSIBILITES:
- Perform preventative maintenance, service and repairs on HVAC equipment within MOA
- Perform testing, repairs and calibrations on all MOA Building Systems equipment.
- Perform maintenance and repairs on commercial HVAC units.
- Change filters and belts on commercial HVAC units.
- Utilize Building Management (BMS) to monitor and adjust temperature, set points to maintain building temperatures.
- Troubleshoot and respond to calls concerning life and fire safety, fire sprinkler system, water, gas and with the ability to locate the affected equipment.
- Collect information on water and natural gas usage by property and tenants.
- Ability to install, monitor, and maintain HVAC Lighting, System Controls and equipment.
- Respond to the needs of MOA team members, leader and MOA tenant, regarding building HVAC systems, operation, and maintenance.
- Ensure the overall safety of the immediate work area and surrounding work areas, as well as adhering to safety protocols and regulations while perform HVAC.
- Ensure Lockout-Tagout (LOTO) procedures are followed, and safety is maintained during LOTO.
- Work a flexible schedule including rotating shifts, nights, weekends, and holidays.
- Assist other departments as needed.
- Additional duties as assigned.
KNOWLEDGE, SKILLS, AND ABILITIES:
- Must be at least 18 years of age.
- High school diploma or equivalent, required.
- Attending or graduate of 2-year Trade, Vocational, or Technical program in commercial industrial refrigeration, air conditioning service and operation, preferred.
- Certification in refrigerant recovery, preferred.
- 1-3 years' experience in commercial/industrial HVAC systems, preferred.
- Previous electrical safety knowledge.
- Able to read and understand blueprints, schematics, and other technical documents.
- Basic computer skills.
- Good verbal and written communication skills.
- Working knowledge of the safe handling and operation of tools, equipment and materials used in HVAC + electrical maintenance and repairs.
PHYSICAL REQUIREMENTS: While performing the duties of this job, the team member will continuously be required to talk and listen to machines and environment in order to understand maintenance needs and communicate a solution with other team members. Team member must also possess a level of hearing that will allow them to be aware of their surroundings, including hearing alarms, radios, and sounds from machine troubleshooting. Specific vision abilities required by this job include close vision, peripheral vision, depth perception, and ability to adjust focus. Vision can be supplemented with corrective lenses, with the ability to wear eye protection and other required PPE to perform job duties.
