The Assistant General Manager (AGM) assists the Senior General Manager (SGM) in managing specific assets and ensuring client and tenant satisfaction.

The AGM works closely with the SGM to achieve financial results and operating objectives. They are responsible for understanding client investment objectives, developing property-specific strategic plans, and overseeing the implementation of approved initiatives by managing the property team.

The AGM may also have responsibilities for managing other property team members and representing JLL in the local and regional business community.

The AGM is required to be on-site, Monday through Friday.

WHAT YOU'LL BE DOING

Administrative:

  • Maintain knowledge of lease agreements and ensure compliance from an accounting and operations perspective.

  • Check mail and ensure vendor check payments are mailed promptly.

  • Manage and update onsite files to ensure accuracy and compliance.

  • Schedule office equipment repairs and maintenance as needed.

  • Assist with calendar management and meeting scheduling for the SGM and team.

  • Monitor and assist with sustainability initiatives and utility usage tracking.

  • Order office supplies and maintain an organized, clean office environment.

  • Ensure compliance with the development, revision, and implementation of property manuals and systems.

Financial:

  • Monitor the budget on a monthly and year-to-date basis, promptly communicating significant variances to the SGM and team.

  • Coordinate with accounting for accurate billing and payment tracking.

  • Verify completed work or invoice accuracy, then process payments in Yardi Voyager Payscan.

  • Prepare financial reports, including variance reporting and accruals.

  • Manage accounts receivable, providing aging status reports to the SGM.

  • Assist with the preparation of the annual budget documentation.

  • Track and manage capital project costs.

Operations:

  • Implement the asset management plan.

  • Assist with preparing vacant spaces for broker tours.

  • Conduct routine property inspections for maintenance and safety.

  • Track and follow-up on open items connected to day-to-day operations, capital projects, and tenant improvement projects.

  • Maintain emergency evacuation procedures and coordinate annual building drills.

  • Assist with compliance programs and policies.

  • Draft service level agreements and track expirations.

  • Maintain accurate records of tenant communications and follow-up actions.

Tenant/Client Service:

  • Serve as the primary/secondary contact for tenant service requests.

  • Meet with tenant representatives regularly and communicate with the property team.

  • Conduct periodic inventory of building contents and property conditions.

  • Complete lease abstracts and accurately input lease data into Yardi Voyager.

Management:

  • Ensure all work orders are completed promptly while maintaining clear, professional, and customer-focused communication between tenants and the engineering team.

  • Ensure high-quality and cost-effective services through competitive bidding and contract management.

  • Observe the Project Management team, track projects, and communicate escalations or concerns to SGM.

Miscellaneous:

  • Perform any other duties or tasks assigned.

WHAT YOU BRING TO THE TABLE

  • Strong communication skills, both written and verbal.

  • Advanced proficiency in Microsoft Office such as excel and other required software programs.

  • Extensive and critical eye for detail, ensuring accuracy in all aspects of work.

  • Ability to read, analyze, and interpret legal documents, business periodicals, and technical procedures.

  • Real Estate License required within six (6) months of starting.

  • Minimum of three (3) years of commercial real estate or property management experience.

  • Strong problem-solving skills and ability to work independently or in a team setting.

  • Ability to define problems, collect data, establish facts, and draw valid conclusions.

  • Capability to work with limited standardization and interpret instructions effectively.

  • Strategic thinking and implementation orientation.

  • Demonstrated ability to operate independently, prioritize tasks, and take initiative in managing day-to-day property operations without constant direction.

Estimated total compensation for this position:

85,000.00 - 93,500.00 USD per year

The total compensation range is an estimate and not guaranteed. An employment offer is based on an applicant's education, experience, skills, abilities, geographic location, internal equity and alignment with market data .
