Description
Key position on Calpine's Land and Legal team Calpine's geothermal energy projects located in the State of California, primarily "The Geysers" and for Calpine's network of pipelines. Provides occasional assistance in land matters as necessary for both Calpine's current natural gas fired fleet and new business development projects located in the State of California. Works directly with internal and external stakeholders to identify, propose, negotiate, and implement practical solutions to real estate matters for Calpine's energy projects. Essential Duties and Responsibilities Negotiate, secure, maintain and administer diverse land documents including but not limited to geothermal and other mineral leases, surface leases, easements, licenses, options to purchase, affidavits, surface use agreements, water rights, and other documents with accuracy and thoroughness.
- Prepare (with assistance from legal staff as necessary) permits, rights-of-way, easements, licenses, quitclaims, affidavits, releases, options to purchase, purchase and sale agreements, assignments and other documents as requested or required.
- Communicate with landowners, lessors, federal, state and local agencies, responding to inquiries to avoid and resolve conflicts.
- Perform complex special project assignments pertaining to company lands and company business development including but not limited to evaluating land values, screening alternative land parcels, securing land rights with owners, establishing relationships with brokers/agents, negotiating P&S documents, closing on properties purchased, and securing easement and rights-of-way.
- Establish and maintain close relationships with landowners, land brokers/agents, surveyors, national title companies and other key stakeholders, including the Bureau of Land Management, California State Lands Commission and CalGem.
- Determine ownership information and prepare ownership reports. Collect and analyze documentation required for all divisions or changes of ownership under the Geysers geothermal leases, work with internal stakeholders to ensure accurate payment of royalties.
- Order, interpret and review ALTA surveys.
- Work closely with others to prepare and collect material supporting project financing.
- Attend public meetings and communicate with federal, state and local agencies regarding Calpine land related activities.
- Be an active leader on teams with Company asset managers, plant managers, developers, originators, lawyers, engineers, and other others in order to advance Company projects and initiatives. Assist, as needed, in project management activities.
- Other tasks related to land matters as needed.
Education & Experience
- Seasoned professional; typically requires 5+ years' related experience.
- seven to ten years land experience in the energy industry as a real estate professional with a strong preference for a specific experience in electrical, wind, solar or renewable power generation, or oil and gas, or equivalent experience.
- Prior experience in minerals or relationships with the Bureau of Land Management, California State Lands Commission or CalGem preferred.
- Bachelor's Degree required or an equivalent combination of education and experience. CPL Preferred
- Attention to detail and the ability to multi-task in a fast-paced environment is essential. Must be able to successfully manage multiple projects simultaneously.
- Demonstrated ability to collaborate effectively in a team environment, able to build strong collaborative connections and relationships with colleagues across a national organization.
- Ability to work without close oversight.
- Strong verbal and written communication skills and strong analytical skills.
- Experience with Landworks software preferred.
- Extensive land title experience required.
- Proven negotiating ability.
Additional Benefit - Hybrid with On-Site in Walnut Creek or Middletown, CA: Three times a week with Manager approval Salary Information Salary Range: $137,000 - $156,000 Additional Calpine Information
