Job Summary:

This Real Property Specialist Position is located at Cape Cod SFS, Massachusetts

Oversee, manage, capitalize and provide accountability of all real property at Cape Cod SFS in accordance with applicable Department of Defense (DoD) directives and Air Force instructions. Validate Real Property Inventory (RPI) data is accurate, complete and up-to-date and source documentation is maintained. Operate, inspect, test, maintain and repair all Real Property (RP) and Real Property Equipment (RPIE) IAW federal, state and local regulations and manufacturer's recommendations to allow for continued use for designated purpose and to prevent deterioration beyond normal wear and tear. Document all maintenance and repair actions and maintain cost records of engineering time, material and resources utilized. Conduct physical inventory and assess all built components of each facility.

Essential Duties and Responsibilities:

* Establishes and maintains accountable real property records

* Provides real property oversight and ensures compliance with all Performance Work Statement (PWS) directive requirements for RP and RPIE.

* Maintains accurate cost accounting and real property reports.

* The Real Property Specialist, under the direction of the Civil Engineering Manager, is responsible for the day-to-day management and implementation of Cape Cod's RP program.

* Required to interface with all levels of management and Government customers.

* Document all maintenance and repair actions and maintain cost records of engineering time, material and resources utilized.

* Insure timely and correctness of material order processing.

* Validate RPI data is accurate, complete and up-to-date and key supporting documents (KSDs) are maintained in facility jacket file

* Accomplish a physical inventory and update real property records with all other DoD Components that occupy, operate, or maintain facilities or land for which the Air Force has real property accountability.

* Review, update, and coordinate documentation for Real Property Accountable Officer (RPAO).

* Conducts or supports internal company and/or other customer real property assessments.

* Participates in technical meetings with internal/external customers.

* Performs Installation and Site Boundary Inspections.

* Compiles documentation and provides necessary information for new construction projects.

* Review, monitor, prepare, or update information for the transfer and acceptance of DoD Real Property.

* Verifies facility usage during facility condition inspections.

* Participates in facility utilization and cost analysis studies and manages the Facility Manager Program.

* Complies with applicable safety and security regulations.

* Participates in the Quality Control program.

* Perform general housekeeping, safety, and environmental practices, maintaining data/logs/files, and complying with security policies, PWS directive publications, and other security manuals and guidance.

* Complete ancillary training and participates in exercises.

Educational/Training Requirements:



  • Bachelor's degree in real estate and two or more years of work experience in real estate, office management, accounting, finance or related field.
  • Knowledge of project planning, engineering, cost accounting, material specifications, real property procedures, procurement procedures, and supply procedures preferred.


Licenses or Certifications:



  • Valid U.S. Driver's License


Supervision:



  • Works under the general supervision of the Civil Engineering Manager.


Work Environment:



  • Normal office environment. May work extended hours or weekends. May travel overnight or on weekends.


Physical Demands:



  • Walking, siting, typing, bending and lifting items as required within position requirements.
  • Exerts limited physical energy. May have to handle 20-30-pound loads on occasion.


Clearance Requirements:



  • Currently hold or be able to obtain and maintain the proper US DoD issued security clearance, which requires US Citizenship. Security clearance eligibility may be discussed during the interview phase.
  • Employment and start date is contingent upon the candidate receiving the required US DoD issued interim security clearance.
