The Maintenance Supervisor is responsible for supervising, coordinating and performing the activities that ensure the community is maintained in good repair and all systems are in compliance with applicable safety and fire regulations and federal, state and local building codes to ensure a safe, comfortable environment.
Essential Functions Statement(s)
- Implements preventative maintenance program and record keeping systems to maintain the community at its highest level of physical function
- Prepares a monthly schedule, based on calendar days, for performance of programs that assist preventative maintenance, striving to allot part of each day to these duties
- Develops community profile and physical plant history by maintaining complete documentation of all maintenance activities including accurate records of all replacement parts and materials used
- Maintains required logs/documentation on following: Fuel supply; Lock-out, Tag-out program; Sprinkler tests; Boiler inspections; Water temperatures; Fire drills; Elevator certification
- Performs all routine maintenance and repair work as required
- Performs morning or daily rounds through entire community and uses acquired information to assist in establishing work priority
- Reports serious failures and problems to leader
- Keeps grounds cleared of debris
- Collects and disposes of leaves and refuse in keeping in local code
- Tests all smoke detectors and checks operation of and lubricates fire doors
- Replaces HVAC filters four (4) times per year
- Implements Lock-out, Tag-out training program once a year and ensures use by all staff and outside contractors
- Identifies and recommends independent contractors for repairs or maintenance work which is beyond the capabilities or certification of community staff
- Requests and obtains direction from the Capital Projects Coordinator, as needed
- Provides or arranges 24-hour "on call" service to the community in case of emergency
- Fulfills all groundskeeper responsibilities, including mowing, trimming, edging, weeding, planting and seeding lawns, flower beds, shrubbery, and walls to cultivate an attractive appearance
- Oversees proper use and functioning of sprinkling equipment and/or automatic system
- Ensures the grounds are regularly treated with fertilizers or insecticides
- Ensures the department is properly staffed at all times, and encourages employees to understand their role in the organization
- Monitors the general performance of staff and recognizes and rewards good performance, or recommends training or disciplinary intervention if necessary
- Sets individual and departmental objectives that are aligned with the organization's overall strategic objectives
- Creates an environment encouraging excellence and sets a good example
- Follows all legal and best practice Human Resource management guidelines and performance management tactics
- Trains and manages maintenance personnel and subcontractors
- Gives employees sufficient authority to make the necessary decisions to carry out their assignments
- Identifies and maintains accountability for security within assigned areas of responsibility, ensuring employees understand their obligations to protect company and employee property and takes appropriate action when security or safety infractions occur
- Investigates and responds to any employee grievances received
- Maintains confidentiality of necessary information
- Coordinates work of department with work of other departments
- Attends and participates in staff, departmental and other community meetings and sits on required committees
- Assists in developing and updating departmental procedures and policies
- Maintains required records and reports as outlined in UCH's Policies and Procedures manuals
- Participates in department budget planning and generates monthly report, as requested
- Handles unusual occurrences calmly and logically to maintain continuity of business and duties
- Maintains appropriate, effective communication with residents, and with residents' family or other significant relationships, and ensures departmental staff does the same
- Estimates repair costs
- Follows all appropriate safety and security guidelines, care procedures and protocol for residents in the Dementia Care Unit
- Orders parts, supplies, and equipment from catalogs and suppliers
- Participates in relevant educational and training activities as appropriate
- Performs all other duties as assigned or directed

Skills & Abilities
- Education: High School Graduate or General Education Degree (GED): Required
- Experience: Two (2) to three (3) years of supervisory experience in a commercial establishment with knowledge of maintenance procedures
- Computer Skills: Must be able to proficiently operate a computer, the Internet and general office equipment
- Certifications & Licenses: Must hold a valid driver's license; Technical certificates in mechanical, electrical, carpentry or HVAC preferred; Must obtain and maintain mandatory, state and federal requirements and certifications for practice or occupation.
- Other Requirements: Must be able to read, write, understand and speak the English language; Must be able to work with elderly residents, families, other health care staff members and outside vendors; Must be able to adhere to all terms and conditions set forth in the United Church Homes Employee Handbook
