While the role is remote, we do require that the successful candidate live within a reasonable driving distance to one of the 7 military bases where we have housing in the following states - AL, KS, LA, MD, NC, and OK.

How You'll Contribute to the Team:

The Director of Leasing is responsible for designing and implementing sales and marketing strategies that achieve and maintain occupancy targets and revenue goals for the military housing portfolio. This role is expected to lead by example and take a hands-on approach to the day-to-day management of leasing operations.

Primary Responsibilities Include:



  • Support the VP, Revenue & Leasing to develop and implement strategic plans and annual goals for the leasing function, including sales and marketing strategies to increase income, decrease expenses, and add to the overall value of the program.
  • Drive operational consistency and efficiency across locations through the development, implementation, and refinement of standard operating procedures that meet business requirements and create a positive experience for prospects and residents.
  • Visit each assigned installation to provide leadership and support to local teams and to maintain awareness of the challenges and opportunities at each installation.
  • Thoroughly understand the various residential communities within the portfolio and understand the goals of each installation to evaluate operational performance.
  • Gather and analyze key metrics for the military housing portfolio to identify trends, opportunities, and challenges. Understand metric interdependencies and present actionable recommendations to leaders that align with the strategic goals of the partnership.
  • Support Leasing Supervisors with the development, execution, and management of local marketing strategies, ensuring alignment with program and company standards.
  • Oversee day-to-day leasing trends and forecasting for the portfolio, ensuring all operations comply with company standards, fair housing regulations, and other relevant laws.
  • Support internal stakeholders including Property Operations leadership, Operations Directors, Asset Management, Finance and Accounting with their needs for ongoing and ad hoc reporting, budget reviews, site visits, and analyses as needed.
  • Create accountability and ownership among team members; communicate clear expectations, supervise, and provide timely performance feedback.
  • Model the highest standards of business professionalism; lead the training and development of team members through coaching, motivating, and mentoring on company culture, business goals, sales techniques, and leasing operations.
  • Support planning efforts across the portfolio including periodic forecasting and annual budgeting.
  • Perform all duties of a Leasing Supervisor as needed, and other duties as assigned.


Role Specific Requirements Include:



  • 6+ years of relevant experience, with a minimum of 3 years in residential property management in a leasing or marketing role. A minimum of 3 years in a supervisory role required.
  • Proven ability to lead a team of salespeople in a quota driven environment, including proven success coaching team members to improve performance, and training team members on lead generation, cross-selling, upselling, and closing techniques.
  • Proven ability to maximize revenue through the design and delivery of data-driven strategies, including market positioning, strategic promotions, and price optimization.
  • Ability to present information and provide concise explanations to internal audiences with varying levels of financial and operational acumen.
  • Excellent verbal and written communication skills with the ability to facilitate training programs that engage and motivate teams to meet or exceed occupancy and revenue targets.
  • Demonstrated ability to interpret and analyze data, identify trends, and use data to connect leasing activities to overall business strategies.
  • Proven success leading by example to empower and develop team members and ensure accountability at all levels.
  • Demonstrated ability to organize individual and remote team activities to ensure operations are highly productive and meet or exceed business goals.
  • Demonstrated ability to professionally interact and relate to individuals with diverse backgrounds, including the ability to effectively resolve escalated customer concerns involving complex or sensitive matters.
  • Computer proficiency, including working knowledge of word processing, spreadsheet, and database software.
  • Ability to travel up to 20% of time.

Exceptional Benefits for Exceptional Team Members

The salary range for this position is estimated to be $125,000 to $140,000 per year, depending on experience, skills, qualifications, and work location. This position is eligible for a discretionary target incentive of up to 20% of the base salary
