Primary Purpose of Department
The Electrical Distribution Shop oversees and manages all aspects of the campus power distribution and associated power related systems in all facilities on campus. Additionally the department ensures proper functioning of Emergency backup systems including generators, ATS, and UPS systems. The primary mission is to utilize all of the tennants of RCM and CBM to ensure the best Asset Management. Ensure that all electrical work on campus is being performed to applicable building code standards
Primary Purpose of Position

  • First line supervisor over an electrical trades shop of a multiple trades facility maintenance unit. Supervision of skilled to highly skilled building, distribution, emergency and standby power systems. May also perform skilled trades work.
  • The supervisor will set mid to long-range maintenance goals and objectives and prioritize activities and tasks; prepare alternative plans to meet changing conditions and ensure timely task accomplishment; and coordinate a wide variety of facility maintenance operational, diagnostic and repair services.
  • This position may be required to possess and maintain certification, license, educational level, and/or experience criteria as applicable to the tasks being performed or supervised and follow applicable building codes.

Summary of Position Responsibilities

  • Oversee and direct the operations of the Electrical Shop unit.
  • Communicate responsibilities to the staff to ensure understanding of their responsibilities to meet objectives, policies and procedures.
  • Plan, estimate and schedule corrective work requests and project work in accordance with University and FM priorities and customer needs.
  • Use a computerized maintenance management system (CMMS) to manage work orders and projects. Utilizing the labor scheduler to lock in the following weeks PM's and WOs by Thursday the week before
  • Ensure your shop is trained on RCM, CBM, PMs and maintenance management techniques
  • Work with engineering to improve Asset Management Program.
  • Develop and implement short and long range plans relative to improving operations, maintenance, or availability of physical plant assets.
  • Maintain proper record keeping and accountability through periodic inventories, reviews and audits.
  • Prepare internal and external reports as required.
  • Respond promptly to emergency situations, keep superiors advised, and call upon the resources required to resolve the situation.
  • Maintain a working knowledge of facilities and systems and equipment, and prepare plans and specifications for contracted or in-house equipment repairs, replacement or service, and oversee proper execution.
  • Develop processes for RCM, CBM procedures to supplement the PM process, and monitor and evaluate preventative maintenance schedules and procedures to maximize asset availability and cost effectiveness.
  • Develop and execute an annual low voltage (50V - 600V) and a medium voltage (15KV) RCM, CBM, PM program in conjunction with the Facilities Management Electrical Engineer in accordance with NFPA 70B.
  • Maintain a highly effective rapport with the various units on campus and with inspectors and contractors.
  • Partner with the Facilities Management Electrical Engineer to improve communication with the campus stakeholders.
  • Review and develop building and departmental access plans.

Minimum Education/Experience
High school diploma or equivalency and six years of experience in high voltage distribution operations, and/or Commercial/Industrial Electrical installations, of which 2 year is supervisory; or equivalent combination of training and experience.
Preferred Education, Knowledge, Skills and Experience

  • Graduation from high school and eight years of experience in high voltage distribution operations, and or Commercial/Industrial electrical installations including three years of supervisory experience; or an equivalent combination of experience, training, and education. Graduation from Technical Trade School preferred.
  • Five years' supervisory experience in a large maintenance organization and/or operation field (managing tasks similar to ones listed in this job description).
  • Prior work experience in a large maintenance organization.
  • Experience working directly with customers and contractors to determine needs while providing excellent customer service.
  • Proven ability to work in a fast-paced organization with competing and conflicting priorities.
  • Demonstrated experience delivering outstanding customer service.
  • Knowledge and experience in supporting preventative maintenance initiatives with plumbing systems.
  • Effective skills in verbal, written and interpersonal communications.
  • Ability to use technology and keep current with developments and trends in the industry.
  • Computer literate to include knowledge and skill with Google Chrome, Microsoft Word and Excel, and willingness to learn new programs.
  • Ability to effectively work/interact with persons from different backgrounds and cultures.
  • Ability to foster and create an atmosphere of teamwork.
  • Maintain preferred certifications as needed or willing to obtain.

Necessary Certifications/Licenses

  • Valid driver's license required.
  • This position will operate assigned vehicles on and/or off campus and is required to possess, maintain, or obtain a valid driver's license upon appointment to the position.
