8:00am - 4:30 pm; Monday - Friday with occasional evening and weekend hours required, as necessary.

Mandatory Position

This position is designated as 'mandatory' and, when contacted to report to work, its incumbent is expected to reach the building as expeditiously as possible using normal precautions as dictated by the adverse weather conditions.
Primary Purpose of Position
Develops and manages the programs governing reliability-centered maintenance, preventive maintenance, conditions-based maintenance, and reactive maintenance. Ensures they are optimally integrated to increase reliability and presentation of all facilities and systems.
Minimum Education/Experience
Required Minimum Qualifications:
Bachelor's degree and one year of experience related to the area of assignment; or equivalent combination of training and experience. All degrees must be received from appropriately accredited institutions.

University Preferred Qualifications:
Graduation from a four year college or university and at least three years of program associate experience; or an equivalent combination of training and experience.
Essential Job Duties

  • Develop and implement the concepts and practices of reliability-centered maintenance (RCM), conditions-based maintenance (CBM), ongoing commissioning and preventative maintenance (PM) for university facilities systems including mechanical, electrical, plumbing, refrigeration, building interiors, building envelopes, fire protection systems, access control systems, and lab and dining equipment.
  • Develop reliability based maintenance management processes for the Computerized Maintenance Management System.
  • Develop and recommend the use of condition monitoring techniques including vibration analysis, ultrasonic, thermographic, and the use of standard building automation systems.
  • Facilitate Failure Mode and Effects Analysis with maintenance personnel.
  • Facilitate Root Cause Analyses with maintenance personnel.
  • Create and manage Preventive Maintenance procedures and schedules in the Computerized Maintenance Management System.
  • Develop and implement ongoing building commissioning processes for maintenance shops.
  • Analyze the department's maintenance effectiveness and efficiency and develop improvements.
  • Manage and perform work order audits to identify maintenance process and technique improvements.
  • Perform other duties as assigned.

Other Work Responsibilities

  • Write Standard Operating Procedures and policies to guide the implementation of maintenance program methodologies.
  • Provide recommendations to the director for strategies for improving maintenance quality.
  • Develop presentations and infographics to portray and market maintenance program information to supervisors, technicians, executives, and customers.
  • Meet with customers to determine gaps in maintenance programs and develop solutions.
  • Create and manage metrics directly related to the efficiency and effectiveness of maintenance programs.
  • Train and arrange training for supervisors and technicians on maintenance program policies, processes, and procedures.

Departmental Preferred Experience, Skills, Training/Education

  • Graduation from a two-year college and 7 years' experience in facilities maintenance or equivalent education and experience.
  • Experience managing facilities maintenance on a university campus or equivalent.
  • Experience writing Standard Operating Procedures.
  • Experience with Reliability Centered Maintenance.
  • Experience developing and managing Preventive Maintenance.
  • Experience with the use of condition monitoring techniques including vibration analysis, thermography, ultrasonic, oil, and motor analysis.
  • Experienced user of a building automation system to detect and diagnose equipment failure modes.
  • Experience leading Root Cause Analysis and Failure Mode & Effects Analysis.
  • Experience with providing training to maintenance technicians.
  • Skilled in the use of spreadsheets and a Computerized Maintenance Management System to analyze maintenance effectiveness.
  • Experience with ongoing building commissioning procedures.
  • Possess one of the following certifications or equivalent: Certified Maintenance and Reliability Professional (CMRP), Certified Reliability Leader (CRL), Certified Maintenance Manager (CMM), Certified Plant Engineer (CPE), or Certified Professional Maintenance Manager (CPMM).
