WHAT WE'RE LOOKING FOR

Job Summary
Directs the operation of the grounds, building and equipment of the health campus. Ensures the operation of the building maintenance environment to ensure the health, welfare, safety and satisfaction of residents. Organizes, develops and directs the overall operation of the Plant Operations department in accordance with current federal, state and local standards, guidelines and regulations.

Roles and Responsibilities
* Plans, organizes, implements, evaluates, and directs the Plant Operations department, its programs and activities.
* Inspects storage rooms, workrooms, utility/janitorial closets, etc., for upkeep and supply control.
* Ensures that outside services are properly completed and supervised in accordance with contracts/work orders.
* Conducts daily rounds to assure that plant operations and maintenance are performing required duties.
* Ensures that appropriate maintenance procedures are being rendered to meet the needs of the health campus.
* Maintains written records of department expenditures and ensures that adequate financial records and cost reports are submitted to the Executive Director upon request or as necessary.
* Follows purchase order policies and procedures, ensuring that expenditures are property classified and tracked.
* Supervises safety and fire protection and prevention programs by inspecting work areas and equipment at least weekly.
* Ensures that plant operations personnel follow established safety regulations in the use and/or maintenance of equipment and supplies at all times.
* Obtains and maintains material safety data sheets (MSDSs) for hazardous chemicals in the Plant Operations department.
* Ensure that all operations personnel are trained to use labels and MSDSs to recognize hazards and to follow appropriate protective measures.
* Ensure that operations personnel follow established policies governing the use/disposal of personal protective equipment and disposal of infectious wastes.
* Ensures that containers of hazardous chemicals in the department are properly labeled and stored.
* Implements infection control and universal precautions policies and procedures to assure that a sanitary environment is maintained at all times and that aseptic and isolation techniques are followed by all maintenance personnel.
* Ensures that all personnel performing tasks that involve potential exposure to blood, body fluids, or hazardous chemicals participate in appropriate in-service training programs prior to performing such tasks.
* Ensures that Plant Operations personnel follow established handwashing procedures.
* Assist residents in preparing for activity and social programs (i.e., church services, parties, visitors, etc.).
* Assist in transporting residents to/from appointments, activity, and social programs, etc., as necessary.
* Assists in developing and implementing waste disposal policies and procedures for the plant operations department
* Reports occupational exposures to blood, body fluids, infectious materials, and hazardous chemicals in accordance with the facility's policies and procedures governing accidents and incidents.
* Conducts periodic rounds to check equipment and to assure that necessary equipment is available and working properly. Ensures follow-up maintenance as needed.
* Performs repairs as needed and/or appropriate on equipment, building and grounds. Ensures that grass is kept neatly mowed and landscaped areas are maintained neatly.
* Inspects supply rooms and work areas to assure that needed supplies are readily available to perform assigned tasks.
* Monitors maintenance procedures to ensure that supplies are used in an efficient manner to avoid waste.
* Ensures that the grounds, landscaping, parking areas etc., are maintained in a neat, safe and effective manner.
* Attends and participates in annual company required in-service training programs.
* Follows all safety regulations, programs and policies and procedures.
* Recruits, screens, selects, hires, trains, coaches, counsels, and develops a team of qualified and highly motivated individuals.
* Conserves resources by adhering to financial stewardship using prudent judgment related to expense(s) incurred by the Company.

Qualifications
Education: High School / GED
Experience: 5-8 years

Licenses and Certifications
HVAC preferred.
Unencumbered drivers' license in the state of residence with ability to operate a large van/bus (up to 15 passengers) vehicle.
In the event the incumbent provides transportation services to residents, they must possess and maintain the appropriate valid license and/or certifications required to operate vehicles for transporting residents safely and in compliance with all applicable state regulations. In addition, those working in Kentucky must complete a Department of Transportation (DOT) physical before providing transportation services.

Physical Requirements
Sitting, standing, bending, reaching, stretching, stooping, walking, and moving intermittently during working hours. Must be able to lift at least 50lbs. Must be able to maintain verbal and written communication with co-workers, supervisors, residents, family members, visitors, vendors, and all business associates outside of the health campus.
