Primary Duties
.
1. Manages, coordinates, and reviews the work of professional level subordinates in order to accomplish Facilities Management objectives. Selects, develops, trains, motivates, and evaluates the performance of assigned employees.
2. Works with enterprise partners to compile and execute the furniture and fixtures capital budget and develop an operating plan. May be responsible for managing a departmental budget. Administers Facilities Management guidelines for the purchase and continued use of furniture and fixtures in compliance with established standards to ensure an efficient work environment.
3. Acts as liaison between the Company, architects and contractors in the design, construction and/or remodeling of facilities to ensure the completed project meets Company standards and budget guidelines.
4. Participates in all facility-related activities including relocations, maintenance and remodeling. Negotiates contracts with outside contractors to provide facility maintenance, remodeling or services.
5. Develops and recommends an annual maintenance plan to ensure efficiency and compliance with Company standards. Monitors the maintenance costs of company-owned or leased facilities to determine the most cost-effective means of operation. Works with local leadership teams to resolve specific maintenance problems.
6. Manages real estate transactions including acquisitions and dispositions. Ensures accurate and timely payments are made for leases throughout the Enterprise. Maintains the Company's database of owned and leased properties.
MINIMUM REQUIREMENTS
Education/Experience:
Requires Bachelor's degree in Business, Construction Management, Engineering or a related discipline and five years facility and property management experience, or equivalent.
Communication Skills:
Requires the ability to communicate with internal and/or external customers to obtain and/or provide basic types of information.
Numeric Skills:
Requires the ability to perform basic addition, subtraction, multiplication and division.
Computer Skills:
Requires proficient knowledge of Microsoft Word and Excel applications to create documents, reports and/or graphics.
Work Conditions:
Works in an office environment.
Requires occasionally performing activities including, but not limited to, bending, stooping, grasping, reaching, twisting, turning and/or lifting.
