Responsibilities
Responsible for overseeing development projects from pre-acquisition through closeout to ensure communities are delivered on budget and schedule in DFW Market.
- (Managing) Provide detailed cost analysis and schedules for projects
- Manage consultants, trade partners, governmental agencies, utility providers and others to keep projects on time and budget
- Special projects and assignments, frequent and ongoing
- Maximize the Company's image in the communities in which it operates through positive Interactions with various business and governmental officials.
- Assistance coordination with Engineers and Contractors
- Perform ad hoc analysis as needed
- Collect fee information from municipalities
- Sit on all HOA Boards and attend and partake in all annual meetings, quarterly board meetings, and special meetings.
- Participate in turnover of common area amenities and lots from developer to the HOA.
- Serve as liaison and troubleshoot all HOA's current and post-turnover.
- Conduct regular community inspections to ensure landscaping and general community appearance is maintained and hold third-party managers accountable for their duties.
- Provide ongoing management and monitor all phases of land development construction through successful delivery of all lots to Construction Department.
- Coordinate on-site construction activity for scope of work and subcontractors & field consultants as necessary.
- Manage construction schedule to ensure on-time delivery of lots in accordance with business plan.
- Verify material deliveries for import/export of fill; pipe; storm drains; concrete and amenity construction.
- Ensure that all active construction sites comply with regulatory and safety requirements of jurisdictional agencies and corporate policy.
- Regularly review all active development projects, including other construction activities as may be assigned from time to time, to verify work in progress, contractor activity and manpower.
- Coordinate inspection process in cooperation with site contractor. Schedule municipal and utility inspectors.
- Communicate safety standards to laborers and sub-contractors; enforce safety regulations on all job sites.
- Ensure that finished lots are delivered to construction department in accordance with division standards.
- Interact daily with various departments of company, field personnel, site contractors, subcontractors, field consultants and jurisdictional agency representatives.
- Work with construction department to resolve finished lot deficiencies.
- Prepare and submit weekly progress reports
- Supervise/coordinate with outside consultants including civil engineering, landscape architecture, dry utilities and soils engineering in preparation of required construction applications.
- Monitor financial information on each phase of development.
- Respond to customer concerns and needs.
- Determine the feasibility of all bids and negotiate the best value for land development labor and materials (if applicable).
- Oversee the installation of all landscaping, amenities and entrances.
- Prepare and monitor development budgets.
- Prepare development time lines and weekly reports documenting job status (days ahead of schedule, days behind schedule, etc.).
- Coordinate and direct the activities of engineers, architects, and other consultants.
- Coordinate with homeowner's associations to resolve project-related issues through community closeout.
- Prepare bid awards, CRFs (Developer)
- Audit and delivery mailbox keys
- Complete lot data import for Starts and RAC
- Conduct handoff meeting between FPM and LDM
Qualifications

Degree in Construction Management, Engineering, or similar field -
5+ years development experience -
Experience with production homebuilder or master developer (preferred) -
Proficiency with Microsoft Office applications with advanced skills in Excel -
Familiarity with AutoCAD
