PURPOSE OF POSITION: The Area Maintenance Manager supports maintenance operations across four lodging properties, directly managing one, ensuring safety, functionality, and guest satisfaction. This role focuses on strategic planning, preventative maintenance, compliance, vendor management, and operational efficiency. Additionally, it directly manages one property with 45 condominium units, handling personnel management, training, and maintenance services, including HVAC, electrical, plumbing, carpentry, and painting.

RESPONSIBILITIES:

  • Team Leadership: Recruit, train, and manage maintenance staff; provide ongoing development and conduct annual performance reviews and goal setting. Collaborate and foster rapport with other MX teams
  • Vendor Management: Coordinate with vendors and subcontractors to source products and services, ensuring availability, pricing, and delivery timelines align with property needs.
  • Purchasing Compliance: Ensure compliance with Avendra and other purchasing guidelines for the property.
  • Stakeholder Engagement: Communicate effectively with owners regarding unit upgrades or repair needs.
  • Scheduling & Coverage: Develop weekly schedules to ensure quality coverage while adhering to budget guidelines.
  • Emergency Coverage: Provide 24-hour emergency response for property maintenance issues.
  • Task Management: Utilize MaintainX to assign work orders, prioritize tasks, and track completion of daily, weekly, monthly, and seasonal checklists.
  • Financial Oversight: Review monthly financials with the Assistant General Manager/General Manager; attend property financial meetings to address budgeting and expense tracking.
  • Inventory Management: Maintain adequate inventory of supplies, tools, and repair parts necessary for property upkeep.


QUALIFICATIONS:

  • This is a senior-level role requiring previous experience in a similar position. Candidates should have a proven track record of success in comparable responsibilities and the ability to work independently in a leadership capacity.
  • Strong knowledge across multiple maintenance areas, including HVAC, Electrical, Plumbing, Carpentry, Painting, and General Maintenance.
  • Basic understanding of financial statements with the ability to analyze, compare, and apply data.
  • Experience hiring, training, developing and managing employees
  • Strong organizational skills with attention to detail.
  • Proficiency in MS Office (Word, Excel), and ability to learn additional software for maintenance management.
  • Ability to perform job responsibilities indoors and outdoors, including lifting up to 40 lbs.
  • Availability for weekend and evening shifts
  • Valid driver's license for operating company vehicles.


DATES OF EMPLOYMENT:

  • Year-Round


PAY RATE:

  • Pay: $80,000 - 90,000+ per year, pay is dependent on experience
