Job Summary

Under the supervision of the Director of Facilities Operations, the Building Systems Operator (BSO) provides continuous monitoring of all campus systems on the building management system (BMS) network including alarms, adjustments, and provides technical support to field mechanics. This position is responsible for receiving and processing all incoming facilities service requests and taking appropriate action. Additionally, the BSO works in close communication with the Utility plant operations team and provides back-up support to the central plant operator. This position actively demonstrates a commitment to customer success as well as the mission of Caltech in all interactions with internal and external customers. This role liaises with campus customers, Caltech Shops, and Facilities Management with the goal of delivering dependable, reliable, and quality services. The ideal candidate possesses an exceptional attention to detail, is passionate about providing excellent customer service, and has a commitment to continually improving the department's processes and services.

Essential Job Duties

In coordination and cooperation with other trades and shops, perform various maintenance duties that include but are not limited to the following:



  • Perform regular maintenance that pertains to the BMS GUI by reviewing data for accuracy.
  • Work with shops performing preventative maintenance on systems that report alarms to the BMS such as emergency generators and sump pumps.
  • Provide front line customer service to campus customers requesting facilities services.
  • Act as a liaison between control specialists, mechanics, and all users of the BMS network.
  • Respond to emergency repair calls when necessary.
  • Monitor BMS systems for alarms or unusual conditions triage and dispatch issue to the appropriate shops as needed.
  • Dispatch after-hours mechanics as needed, call and coordinate facilities personnel to respond to after-hours emergencies.
  • Communicate with all campus customers and provide updated information as needed.
  • Conduct oneself in a manner that will always maintain courteous cooperative and professional relationships among all customers.
  • Follow Customer Service Center processes including work order creation and handoff process using Caltech's Integrated Work Order System (IWMS) and other tools.
  • Must be willing to work any assigned shift.
  • Perform other assigned duties.


Basic Qualifications



  • * Minimum of five years journeyman level experience working in power plant or facilities maintenance with an emphasis on building automation.
  • * Demonstrated excellence in communicating with internal and external customers.
  • * 2+ years' experience serving as front-line customer service representative working in Facilities, maintenance, construction, or similar service providing industry.
  • * GED or High School Diploma.
  • * Computer skills such as data entry, email, internet research, and word processing.
  • * Must have knowledge of control systems, (DDC, AC, and pneumatics)


Preferred Qualifications



  • * Proficiency using Caltech proprietary systems such as AiM IWMS, Kronos, OBI
  • * Applicable certifications in Customer Service, or similar customer support fields
  • * Experience with spreadsheets, databases, and collaboration tools, such as - Excel, Teams, Box, Microsoft 365, internet research, and Integrated Work Management Systems (IWMS)
  • * Associate or bachelor's degree in related field

Hiring Range

$38.25 - $45.75 Per Hour

The salary of the finalist(s) selected for this role will be set based on a variety of factors, including but not limited to, internal equity, experience, education, specialty and training.
